QUITE OFTEN IN A BANK OR BUILDING SOCIETY VALUATION REPORT THE VALUER MAY RECOMMEND THAT A DEFECT OR AREA OF CONCERN ASSOCIATED WITH THE BUILDING AND OUTSIDE HIS/HER REALM OF EXPERTISE, REQUIRES DETAILED INSPECTION AND REPORTING BY AN EXPERIENCED CHARTED BUILDING SURVEYOR. COMMON EXAMPLES WOULD BE :- CRACKING IN STRUCTURAL WALLS; MOVEMENT IN A ROOF STRUCTURE DUE TO A CHANGE FROM SLATE TO HEAVIER CONCRETE TILES; REMOVAL OF AN INTERNAL LOAD BEARING WALL; RISING/PENETRATING DAMP, TIMBER DECAY ETC.

THE LIST CAN BE QUITE EXHAUSTIVE. WHILST SUCH DEFECTS WOULD BE COVERED IN A HOMEBUYER REPORT OR BUILDING SURVEY, A SURVEYOR OR VALUER CARRYING OUT A VALUATION REPORT WILL NOT DEAL WITH THEM IN ANY DETAIL, AS SUCH ISSUES ARE OFTEN OUTSIDE THEIR SPHERE OF EXPERTISE. WE CAN ARRANGE TO RE-ATTEND THE PROPERTY AND PREPARE A SPECIFIC REPORT TAILORED TO ADDRESS THE DEFECT OR DEFECTS OF CONCERN RAISED IN A VALUERS
REPORT.

FREQUENTLY THE LENDER (BANK/BUILDING SOCIETY) WILL INSIST THAT THIS FURTHER INSPECTION AND REPORTING IS CARRIED OUT BY AN EXPERIENCED PROFESSIONAL. ADDITIONALLY, SOMETIMES DEFECTS OF CONCERN CAN ARISE MANY YEARS AFTER YOU HAVE LIVED IN A PROPERTY, A COMMON EXAMPLE BEING SUBSIDENCE CRACKING CAUSED BY DEFECTIVE DRAINS, TREE ROOTS, SUBSOIL/CLAY SHRINKAGE ETC. AGAIN, WE CAN ATTEND AND WITH OUR CONSIDERABLE EXPERIENCE IN SUCH MATERS, PROVIDE A SPECIFIC DEFECT REPORT OUTLINING THE CAUSE, SIGNIFICANCE AND RECOMMENDED COURSE OF ACTION TO FOLLOW IN RESPECT OF THE PROBLEM ENCOUNTERED.

WE CAN ALSO SCHEDULE THE WORKS, APPOINT AND OVER-SEE BUILDERS OR SUBMIT AND SETTLE A CLAIM WITH BUILDING INSURERS IE. SUBSIDENCE, FIRE OR FLOOD DAMAGE.
