Testimonials
Our practice was established over 11 years ago, specifically to provide a local, independent and professional service to private and business clients.
We are not tied to any banks or building societies (as are many surveying practices) and therefore can provide objective and impartial professional advice at a competitive fee level.
Since formation in the 1990s it has been a deliberate policy to keep the practice compact and focus on the quality of service to our clients rather than on growth and volume, where sometimes service standards can slip.
Geographically we are well positioned to accommodate instructions throughout Wales the west country and the M4 corridor (and further a-field by special arrangement). Our main office is located in the town of Talbot Green, Llantrisant, (close to Cardiff) in an area which has seen considerable growth over the past decade. We have a second smaller office in Cardiff. We are regulated by the RICS (Royal Institute of Chartered Surveyors) and fully covered by professional indemnity insurance – (which we have never received a claim upon), a copy of which can be provided upon request. We subscribe and comply with the requirements of The Surveyor’s Ombudsman’s Scheme.
Director/Principal - Tim Davies BSc (Hons) MRICS, MSEW, MAE, MEWI.
Tim is well qualified both academically and in experience, having worked in the property profession for twenty five years both in the UK and overseas.
Tim holds an honours degree in Surveying and has been a member of the Royal Institution of Chartered Surveyors by qualification since 1988. He is also a member of the Society of Expert Witnesses, the Academy of Experts and The Expert Witness Society. Tim has also obtained the Cardiff University/Bond Solon Certificate in expert witness practice – one of only a few surveyors in the country to have achieved this qualification. Tim is also registered with the RICS Expert Witness panel.
Whilst Tim is a busy Practitioner dealing with many varied commissions, he has for several years been asked to provide professional advice in respect of property related issues to the consumer affairs programme BBC X-Ray (Wales), where he regularly makes appearances. Recently he has also appeared on National Television BBC “One Show”, using his expertise in property/building matters relating to retro-injected cavity wall insulation (see Blog Section). Tim is often instructed by the Council Trading Standards Departments to investigate and report upon the activities of rogue traders. His expert evidence has subsequently been used to successfully prosecute and convict several traders for their criminal acts in defrauding property owners.
Having personally surveyed and inspected in excess of 2000 different dwellings in his professional career, Tim’s track record speaks for itself. He is well regarded amongst fellow property professionals and the practice regularly receives repeat instructions from satisfied private and business customers, some of whom still retain the service of the practice since its initial formation.
Tim is often required to attend court in the capacity of both a court appointed or party instructed expert witness in property related matters where again his professional and academic experience leave him well positioned to provide expert evidence to assist the court.
All property, valuation and building surveys are personally undertaken by Tim – we do not delegate these instructions to junior staff. You can be confident that your instructions are being dealt with professionally and competently by a Senior, experienced, Chartered Surveyor.
Martin Jones, BSc, MRICS, ACII, FCILA.
Martin is dually qualified as a Chartered Surveyor and Chartered Loss Adjuster, with over 30 years experience in the property profession both in the UK and overseas. He has considerable expertise in all areas of insurance related claims including material damage to buildings and contents; professional negligence and liability, and property value at risk calculations.
Martin has acted many times for both Insurers and Policy Holders in respect of both simple and complex insurance claims often exceeding several million pounds in value.
Martin has in-depth expertise in Value at Risk Calculations used to assess the value a building/property should be insured for at the commencement of a policy (see Section F).
Martin has also investigated and provided professional advice to both Insurers and Insured in respect of professional negligence claims against Surveyors, Valuers, Architects, and other property professionals.
Martin has considerable expertise in dealing with construction liability claims and Contractors “All-risk” insurance claims.
Martin is probably one of the most experienced practitioners in this area of the profession in Wales, and is well regarded within the profession.

We have grown from strength to strength over
the last decade or so, mainly due to
satisfied clients recommending us. As a local
practice what you think of us is very
important to us!
Dear Mr Davies “Thank you once again for a job well done. After reading your survey report I felt the house should have been bull-dozed and re-built. I was disappointed with the result, but it has saved me a lot of money”.
Mr A G Day, Ynyshir, Porth (Property Survey)

Dear Mr Davies, “I am eternally grateful for all your professional and personal assistance over the last four years with the hellish boundary dispute I have had with my neighbour.
Whilst it was a shame we had to take this matter to Court, It was a relief to hear the Judge describe my neighbour’s actions as a “land-grab”, and to rule fully in my favour.
Consequently, my neighbour was left with costs of £39,000.00 and as I won outright, thanks to your help, I have not had to pay anything and even better, I have had the part of my garden she took, returned to me and fenced off. Thank you again for your unwavering support and professionalism throughout what has been a tortuous 4 years. Without your help, we may never have had this boundary dispute settled”.
Mrs G Ormandy, Talbot Green, Llantrisant (Boundary Dispute)

Dear Tim, “We just wanted to say “thank-you” again for project managing the construction of our new house. It is fabulous to be in our new home, which we are all thrilled with.
It was very reassuring to have such a capable professional on hand to steer the difficult project to completion, on budget and in such a short period of time. Thanks to you, and the Contractor, the finished house is perfect testament to your commitment and personal attention to detail. We shall be in touch when we think about the next one!”
Dr S & Mrs R Jones, Trehyngyll, Vale of Glamorgan (Residential Project Management)
....................................................................................................................................................................
Dear Tim, “We just wanted to say thank you for the survey and valuation recently carried out on our behalf in respect of our recent house purchase.
Your very detailed and thorough survey enabled us to establish that there were some significant problems with the house that ultimately it would have been foolhardy to proceed with the purchase, particularly in respect of the flooding issue to the basement. Also the fact that your valuation research established the asking price was probably £100K more than its true market value, was a real eye-opener. The builder we asked to review the property said your report was the most detailed and comprehensive survey report he had seen in his career. We are glad we commissioned the survey with you – if we hadn’t, we may have made the most expensive mistake of our lifetime! Thank you again for all your help”.
Mr & Mrs D Meir, Talygarn, Pontyclun (Property Survey & Valuation)
